About the Role:

We have an exciting opportunity to support our Canadian Team as a Senior Leasing Manager based remotely. This is a higher-level advanced leasing manager position which requires experience and a thorough grounding and understanding of retail leasing and strong negotiation skills. This position is for a national territory and involves managing a leasing team as well as supporting in New Leasing and/or Renegotiations in addition to managing specific projects, managing relationships with national landlords, analyzing franchisee renewals etc. An advanced level of leasing and real estate knowledge including all elements of leasing, real estate, and negotiations (lease analysis, document drafting & revisions, negotiation strategies for renegotiations and/or new leases). The position is clearly reserved for the most seasoned and experienced leasing manager that is able to support with the day-to-day tasks as well as manage the teams productivity and goals within the organization.

Responsibilities include but are not limited to:

  • Responsible for managing the leasing team’s productivity, goals, and projects. Support in new leases and lease amendments for a specific territory. Heavy lease negotiation and communication with Landlords, developers, franchisees, and attorneys.
  • Drafting and reviewing leases and amendments to submit to landlords. Careful attention to detail and proficiency working on lease drafts, amendments. Review completed documents for accuracy and approve for processing and execution by an SRE, LLC Officer.
  • Provides potential asset improvements in terms of limit of liability, termination rights, options, occupancy controls, etc. as outlined by SRE, LLC policies and provisions.
  • Answering franchisee, development agent, and internal partner questions. Assists in addressing and solving lease issues and disputes with landlords for existing locations.
  • Evaluating and negotiating lease buyout proposals from Landlords, early lease termination proposals to Landlords, governmental or jurisdictional condemnations and takings.
  • Coaching and assisting Leasing Reps, franchisees, development agents, and internal partners to relocate existing locations, secure rent reductions, and amending contracts for existing locations.
  • Participate in staff and team meetings and discussions and assist with development of strategies, processes, and policies.
  • Ensuring all necessary approvals, paperwork and company procedures are incorporated into the lease and files (franchisee acceptance, excessive rent, break-even analysis, relocation approval, and site review analysis.

Qualifications:

  • Bachelor’s degree in business administration, Economics, Finance, Accounting, and Real Estate.
  • 5-8 years of experience in Leasing and Real Estate.
  • Experience in leading a team in a high space environment.
  • Leadership skills to coach, motivate a team.
  • Project Management.
  • Strong communication skills (verbal and non-verbal).
  • Attention to detail.
  • Experience in market analysis and determining fair market rents.
  • Bilingual in French & English.

Actual pay is determined based on a number of job-related factors including skills, education, training, credentials, qualifications, scope and complexity of role responsibilities, geographic location, performance, and working conditions.
